		<content type="html">&lt;p&gt;Market report...how did homes in Rapid City sell in the good ol' month of June?&lt;/p&gt;
&lt;p&gt;We saw some flattening out this past month in the preowned residential sector.  Even though we have 11% more homes on the market than this time last year and 33.5% more solds, the average sold price actually went down 3.4%.  Granted, nothing huge.  But a littel surprising seeing the number of homes that have sold.&lt;/p&gt;
&lt;p&gt;The big news to me this month is the new construction.  They seem to be coming out of their slump a bit more.  16% more listings as builders are responding to the corrections in the marketplace, with 28% more sold than last year, and a whopping 30.7% decrease in the days it takes to sell the home.  (days on market)  The average sold price is coming back online with it increasing 2.8% over last year as well. &lt;/p&gt;

		<title>How did Rapid City Homes sell in May?  Market Stats...right now!</title>

		<content type="html">&lt;p&gt;&lt;strong&gt;How did Rapid City homes sell in May?  Market Stats...now!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Yes, I know.  Late.  It's almost July for goodness sake.  I took a commercial real estate course the beginning of the month (CCIM 102), and have since been catching up and keeping up with the new listings and business that has been jumping out of the woodwork.  Not that I am complaining - may it continue!!&lt;/p&gt;
&lt;p&gt;Excuses aside, here is what we got:&lt;/p&gt;
&lt;p&gt;Looks like May treated us pretty well.  Residential Real Estate continues to plug away in good ol' Rapid City and the Black Hills.  The number of homes sold has increased since last year, along with the average sold price.  The days on market - time from listing the home to the sale - remains pretty much stable.  A longer days on market track would tell me homes are still selling, but just taking longer to do so.&lt;/p&gt;
&lt;p&gt;Interesting stats in the new construction world - less sales since last year, but they have been on the market for 33 less days and STILL averaged a higher sale price than last year.  Again - no complaints here.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Real Estate Market Stats - April 2010&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;/p&gt;
&lt;p&gt;Spring time has finally hit.  With a late snow in May and cloudy and rainy days since, we have been looking for some warm sun!  This week looks to show us some warmer temps.  It needs to stay dry for more than one day so I can get my back deck painted!&lt;/p&gt;
&lt;p&gt;Along with Spring came the buyers.  We started out the year with plenty of activity, but as we got into March and the tax credit started winding down, the fence started to empty.  The graphs below show the price ranges of Rapid City homes that have sold in each month.  The majority of the sales still hold in the $120,000 to $200,000 price range.  But the number of sales in the peak doubled from the first 2 months to the last 2.  Over 30 sales in the $150,000 to $175,000 range in March, with the $125,000 to $150,000 price range catching up in April.  (first time homebuyers getting on board)&lt;/p&gt;

&lt;p&gt;We currently have 894 preowned homes and 240 new construction homes active on the market for a total of 1,134 homes.  This is about where we stay at this time of year.&lt;/p&gt;
&lt;p&gt;Homes move-in ready in good locations that are priced right don't spend too much time with a sign in front of them.  Across the board, days on market (from list date to closing) have been averaging 87 days.&lt;/p&gt;
&lt;p&gt;Now is still a great time to get your home on the market.  Interest rates remain low.&lt;/p&gt;
&lt;p&gt;Questions have been posed about the market now that the tax credit has expired.  I have seen plenty of activity.  Homes are getting showed, buyers are out looking, open houses have been hot.  So based on these observations, homes around Rapid City will continue to sell.&lt;/p&gt;

&lt;p&gt;You pull into a newly graveled entrance (the old one was scary for a jacked up jeep, much less anything that most people would drive) and park in a big circle parking lot.  Big enough for your trucks pulling ATV trailers, buses with all your kids, or whatever.&lt;/p&gt;
&lt;p&gt;Take a hike up the hill and look out over Piedmont Valley, walk through a ravine (my kids call it Firepit Canyon) with an occasional stream at the bottom and climb up rocks on the sides, or walk along the edge of the Hills near Black Hills homes.  There are also trails here for your ATV and dirt bike riding.  Plus the road continues up and around the Hill for those looking into a Jeep ride.  Well, or an adventurous ride with your car, I guess.  Not sure where you'd turn around...I guess that would be part of the adventure!&lt;/p&gt;

&lt;p&gt;This is just one of the many places to enjoy in the Hills - and not be too far from anything.  Works great for a quick workout!  I went with my son last weekend waiting for my deck to dry...and my legs were feeling it!&lt;/p&gt;

		<content type="html">&lt;p&gt;&lt;strong&gt;Rapid City, South Dakota Market Stats for March 2010.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Action.  Glory.  But not alot of guns.  (well...not that I am aware of, anyway)&lt;/p&gt;
&lt;p&gt;We have certainly enjoyed the Spring weather, spring real estate market, and tax credit advantages here in &lt;a href="http://www.rapidhomesonline.com/community.html" target="_blank" mce_href="http://www.rapidhomesonline.com/community.html"&gt;Rapid City&lt;/a&gt;, Black Hawk, Ellsworth and Box Elder.  The community has put up some nice listings.  Those listings priced right that are move in ready don't stay on the market too long...&lt;/p&gt;
&lt;p&gt;I see a bunch of positive stuff...MORE sold listings, homes are staying on the market FEWER days until they are sold (Days on market or DOM), and average prices have increased across the board.  The average price of &lt;strong&gt;preowned homes have increased 9%&lt;/strong&gt; since last year, and &lt;strong&gt;new construction&lt;/strong&gt; is catching back up as well, with an average price &lt;strong&gt;increse of 16%&lt;/strong&gt;!  New construction is continuing to improve - still fewer homes sold than last year, but the days on market have been fewer...with about the same number on the market.&lt;/p&gt;

		<content type="html">Rapid City Homes Market Report for February, 2010: 
&lt;P&gt;In some ways, I feel like a broken record.&amp;nbsp; Things are moving right along!&lt;/P&gt;
&lt;P&gt;With a whole 22 homes less for sale this year than last (active on the market), we still sold 17 more homes and put under contract 27 more than last year.&amp;nbsp; And the average sold price of preowned homes is &lt;STRONG&gt;up&lt;/STRONG&gt; 12% from last year.&amp;nbsp; Add that to days on market (DOM) &lt;STRONG&gt;falling from 95 to 71&lt;/STRONG&gt;, and that tells me buyers have been jumping off the fence to take advantage of the low interest rates and tax credits.&amp;nbsp;&lt;/P&gt;
&lt;P&gt;New construction still lingers back, with the average sale price being down 7.5%.&amp;nbsp; But the time from listing to sale (days on market) is &lt;STRONG&gt;down 25%&lt;/STRONG&gt; from last year!&amp;nbsp; I see new construction coming out of their slump within a year or so, provided the builders don't slam the market with spec homes.&amp;nbsp;&lt;/P&gt;

		<content type="html">&lt;P&gt;KABOOM!&amp;nbsp; Rapid City Real Estate Market - January 2010&lt;/P&gt;
&lt;P&gt;Not bad!&amp;nbsp; After a terribly slow December, looks like buyers and sellers have come out of the woodwork and are taking advantage of the tax credits and breaks.&amp;nbsp; My only complaint at this point is that listings are down...some buyers looking for a certain type of property might have a hard time finding what they are looking for before the end of April.&amp;nbsp; New construction is still taking a hit.&amp;nbsp; Prices are down as builders are looking to sell off their inventory.&lt;/P&gt;
&lt;P&gt;Plus we are starting to see more relocation company referrals.&amp;nbsp; Maybe that's a sign that companies have a better feeling about the economy and business outlook as they are choosing to spend the money to transfer employees.&lt;/P&gt;

		<title>2009 Rapid City home sales - broken down by price</title>

		<content type="html">&lt;P style="TEXT-ALIGN: left"&gt;Yeah - it takes some people longer than others...&lt;/P&gt;
&lt;P&gt;I've been keeping a running tally on the number of homes that have sold in Rapid City and surrounding communities (Black Hawk, Box Elder, Rapid Valley, Nemo Road, Piedmont Valley) to not only get an idea of how homes have been selling, but also to see what price points have been hottest.&amp;nbsp; As you can see from the graphs, homes in the $125,000 to 175,000 have been the best sellers each month - confirming in my mind the benefit of the first time homebuyers tax credit.&amp;nbsp; &lt;/P&gt;
&lt;P&gt;Also interesting to note that after the tax credit got extended in November, buyer urgency went away, "after the Holidays" became the motto of choice, and real estate sales went down.&amp;nbsp; (yes, typical for December, but it just seemed a really slow month!&amp;nbsp; &lt;img src="http://rapidcityhomes.rapidhomesonline.com/emoticons/smile.png" border="0" /&gt;&lt;/P&gt;

		<content type="html">&lt;P&gt;The results are in.&amp;nbsp; Rapid City did experience a slow down in home sales as the rest of the country did, but we were fortunate enough to be able to remain relatively stable and move right along.&lt;/P&gt;

&lt;P&gt;The breakdown in my eyes...we see the number of homes available remain somewhat stable.&amp;nbsp; But the number of sold homes in 2009 is down 7% from 2008 and 22% from 2007.&amp;nbsp; However, the average sold price doesn't seem to be taking that much of a beating.&amp;nbsp; The average sold prices are down only 6% from 2007 and 2% from 2008.&amp;nbsp; And the days on market for these solds remains pretty steady.&amp;nbsp; So less business for us realtor peoples, but a market hanging on to its own.&lt;/P&gt;
&lt;P&gt;Looking forward to a busy 2010.&amp;nbsp; I'm working with a number of buyers looking to buy before the April 30 tax credit timeline.&amp;nbsp;&lt;/P&gt;
&lt;P&gt;Now's a great time to list!&amp;nbsp; I see more buyer activity out there (now that those Holidays are over).&amp;nbsp; Get it on the market before it gets too close to April!&lt;/P&gt;

&lt;P&gt;Catching up!&amp;nbsp; Real estate here in Rapid City continues to stream right along.&amp;nbsp; Although the extension of the tax credit seems to have eliminated the urgency of some buyers (I'm sure it&amp;nbsp;will be back come March and April...), we seem to be holding steady with last year's numbers.&amp;nbsp;&lt;/P&gt;
&lt;P&gt;Although the number of sold residential listings is down across the board, sales are above last year in the "preowned category" - with the average sales price even notching up a bit.&lt;/P&gt;
&lt;P&gt;Certainly good news as we head into the Holiday Season and cold winter months.&amp;nbsp; (And it has been COLD!)&amp;nbsp;&amp;nbsp;&lt;/P&gt;

		<content type="html">&lt;IMG style="WIDTH: 144px; HEIGHT: 147px" height=228 src="http://images.quickblogcast.com/46426-42207/1christmaslights.jpg?a=1" width=235&gt;&amp;nbsp;&amp;nbsp; So I decided that since I had&amp;nbsp;a hanging the Christmas light story last year, it would seem appropriate for all my avid readers to include a tale from this year's adventures.&amp;nbsp; Unfortunately, there is not much to tell.&lt;BR&gt;&lt;BR&gt;I have been collecting lights from various sources without spending a whole lotta money.&amp;nbsp; (Obviously, that means I have quite the eclectic mix)&amp;nbsp; We went out and purchased some new colored icicle lights for the front porch, and I spoke with another agent here at the office that had some extra icicle lights.&amp;nbsp; So before Thanksgiving vacation, I've got a decent plan in my head on how to improve from last year.&lt;BR&gt;&lt;BR&gt;Then there was that really nice Thanksgiving weekend.&lt;BR&gt;&lt;BR&gt;We were celebrating with my wife's family in Minneapolis area.&lt;BR&gt;&lt;BR&gt;We came home on Sunday, and as I drove around the corner down our street, I noticed this huge glow.&amp;nbsp; I literally &lt;STRONG&gt;stopped short &lt;/STRONG&gt;in the middle of the road.&amp;nbsp; There was the neighbors house - lit up to the nines.&amp;nbsp; Nativity scene, the sleigh and reindeer on the roof, lights all over the place, yard lined by candy canes and lights.&amp;nbsp; My mouth dropped open (they didn't do much of anything last year...).&amp;nbsp; Then I noticed a few homes down and across the street - a number of which were also decorated up.&amp;nbsp; Our end of the street, which was relatively dark last year, is now on Black Hills Power's "most loved" list.&lt;BR&gt;&lt;BR&gt;There was no way I am going to get anywhere NEAR those displays - well, not without a serious investment.&lt;BR&gt;&lt;BR&gt;And then there was this cold snap.&amp;nbsp; No way I'm getting out there in single digit weather and hang lights.&lt;BR&gt;&lt;BR&gt;So I have resigned myself to the few lights I have up.&amp;nbsp; Sigh...&lt;BR&gt;&lt;BR&gt;I'm thinking I will need to add "Christmas Light Fund" to the budget!&amp;nbsp; (Competitive?&amp;nbsp; Nah...)&lt;BR&gt;&lt;BR&gt;Have a fun and happy Holiday Season!!&lt;BR&gt;&lt;BR&gt;&lt;BR&gt;&lt;STRONG&gt;&lt;EM&gt;&lt;FONT size=3&gt;- Tristan&lt;/FONT&gt;&lt;/EM&gt;&lt;/STRONG&gt;&lt;BR&gt;&lt;BR&gt;Tristan Emond&lt;BR&gt;Prudential Kahler REALTORS&lt;BR&gt;&lt;A href="http://www.rapidhomesonline,com"&gt;www.rapidhomesonline,com&lt;/A&gt; &lt;BR&gt;&lt;BR&gt;</content>

		<title>REALTORS and affiliates come through for fellow agent</title>

		<content type="html">&lt;P&gt;Every year, we at Prudential Kahler REALTORS have a chili cook-off.&amp;nbsp; Everyone brings in their famous chili and we vote for the best.&amp;nbsp; We even have a "breads" category to include conbread, muffins, etc.&amp;nbsp; It gets to be quite a competition.&amp;nbsp; Prizes are given to the top 3 of the different categories and an all-around traveling trophy has been passed around the past number of years.&lt;/P&gt;
&lt;P&gt;This year, an agent lost her husband&amp;nbsp;to a work accident.&amp;nbsp; So&amp;nbsp;it was&amp;nbsp;decided to open our cookoff as a benefit fundraiser to other REALTORS, associates and friends of the family.&amp;nbsp; We invited others to bring their entries in.&amp;nbsp; Each person got to buy as many voting ballots as they wished for $10 per ballot.&lt;/P&gt;
&lt;P&gt;&lt;IMG style="FLOAT: right" height=225 alt="Rapid City Realtors taste chili" src="http://activerain.com/image_store/uploads/2/8/1/8/3/ar125875571938182.jpg" width=300&gt;We had over 20 chilies (3 different categories) and 17 breads to vote for.&amp;nbsp; There was about 5 power strips on that conference room table.&amp;nbsp; I had to draw cords from 2 other rooms to make sure we didn't blow any breakers!&amp;nbsp;&lt;/P&gt;
&lt;P&gt;All in all, we had a constant stream of tasters and voters from 11:30 to 1:30.&amp;nbsp; By the time it was all said and done, we had consumed alot of chili. scarfed a bunch of bread, and handed our fellow agent an envelope with over &lt;STRONG&gt;$4,000&lt;/STRONG&gt; inside.&lt;/P&gt;
&lt;P&gt;It was a good time.&amp;nbsp; We had good food.&amp;nbsp; And we did a really good thing to help out one of our own.&amp;nbsp; Every agent I talked to was not only impressed by the amount of money collected, but also the format in which it was handled.&lt;/P&gt;
&lt;P&gt;Sounds like we might have a yearly benefit chili cook-off!&amp;nbsp; Watch out Rapid City!&lt;/P&gt;

		<title>Mo' time for some, mo' money for others!</title>

		<content type="html">&lt;BR&gt;Did you miss out on the 2009 tax credit?&amp;nbsp; &lt;BR&gt;&lt;BR&gt;Never fear!&amp;nbsp; Congress has passed the bill to extend the first time homebuyer credit until the &lt;STRONG&gt;end of April, 2010&lt;/STRONG&gt;.&amp;nbsp; All we need to do is get a purchase agreement in on a great Rapid City or Black Hills home before then, close before the end of June, and you can file for the $8,000 on your tax return.&lt;BR&gt;&lt;BR&gt;The criteria remains mostly the same.&amp;nbsp; Except they &lt;EM&gt;increased&lt;/EM&gt; the &lt;STRONG&gt;income limits to qualify to $125,000 a year for singles and $225,000 for married couples&lt;/STRONG&gt;.&amp;nbsp; And sorry, but you can't buy a home more than $800,000 and still qualify.&amp;nbsp; &lt;BR&gt;&lt;BR&gt;And for those of you looking to move into a &lt;STRONG&gt;bigger, better and finer home&lt;/STRONG&gt;, (or smaller and more efficient, I guess)&amp;nbsp;you could qualify for a &lt;STRONG&gt;credit up to $6,500&lt;/STRONG&gt;.&amp;nbsp; To qualify, you need to &lt;BR&gt;&lt;BR&gt;1. Live in a home 5 &lt;EM&gt;consecutive&lt;/EM&gt; years of the past 8 years.&amp;nbsp; If you have lived in a home from 2002 to 2008, but have been renting ever since, you qualify.&lt;BR&gt;2. Income limit are the same as the first time homebuyer credit - $125,000 single; $225,000 married&lt;BR&gt;3.&amp;nbsp;Home price caps out at $800,000&lt;BR&gt;4. 		<title>Just paint it...</title>

		<content type="html">&lt;BR&gt;As things continue to change in the mortgage and real estate industry, more and more details get considered.&amp;nbsp; The "t"s not only need to be crossed, but with a perfectly straight line.&lt;BR&gt;&lt;BR&gt;I had a&amp;nbsp;listing recently which inspired the title of this blog.&amp;nbsp; I looked at the home, noticed there was some peeling paint on some of the exterior trim around the windows and pointed that out to the homeowner.&amp;nbsp; The intention was to have her grandchildren get it done, but that didn't happen.&amp;nbsp; We got a contract on it pretty quick and just went forward with the sale.&amp;nbsp; But, of course, when the appraiser came by, he noted the paint and called for repairs prior to the close.&lt;BR&gt;&lt;BR&gt;There we were&amp;nbsp;in October.&amp;nbsp; And for some reason we skipped fall.&amp;nbsp; Temps were down, rain/snow was frequent, and I was getting laughed at when getting quotes for the job to be done.&amp;nbsp; (not really...)&amp;nbsp; Fortunately, the lender allowed us to escrow the amount at closing (at 1.5 times the&amp;nbsp;amount!)&amp;nbsp;to be done in the Spring or when we actually got our fall.&lt;BR&gt;&lt;BR&gt;So here is what I knew, but have thus been reinforced...&lt;BR&gt;&lt;BR&gt;&lt;STRONG&gt;Paint it.&lt;/STRONG&gt;&lt;BR&gt;&lt;BR&gt;If you are looking to sell your home, but have peeling paint on the eaves, trimwork, or siding, you'll need to get that repaired before an appraiser will approve it for a VA, FHA, or First time homebuyer loan.&amp;nbsp; (which is a big percentage - especially under $200,000)&amp;nbsp; So get it done before the appraiser comes by.&amp;nbsp; Before or shortly after you list would be even better!&lt;BR&gt;&lt;BR&gt;Other things to watch out for:&lt;BR&gt;&lt;BR&gt;&lt;STRONG&gt;Roofs.&amp;nbsp;&lt;/STRONG&gt; (shingles looking frayed and curling?&amp;nbsp; be prepared for the "Needs to be replaced" from the inspector or appraiser)&lt;BR&gt;&lt;STRONG&gt;Decks.&amp;nbsp;&lt;/STRONG&gt; (are there railings in place on decks over 3 feet high?)&lt;BR&gt;&lt;STRONG&gt;Gutters.&lt;/STRONG&gt;&amp;nbsp; (make sure your downspouts are in place and running AWAY from the home)&lt;BR&gt;&lt;STRONG&gt;Broken window panes.&amp;nbsp; Missing window seals.&lt;BR&gt;&lt;/STRONG&gt;&lt;BR&gt;Basically, anything that would present an issue to the structural integrity or safety of the home needs to be looked at.&lt;BR&gt;&lt;BR&gt;Get them taken care of as soon as you can.&amp;nbsp;&lt;SPAN style="TEXT-DECORATION: underline"&gt; It will sell quicker.&lt;/SPAN&gt;&amp;nbsp; You won't be stressed 1 week before closing trying to get all this stuff done.&lt;BR&gt;&lt;BR&gt;Ease the stress.&amp;nbsp; Just paint it.&lt;BR&gt;&lt;BR&gt;Here's to more stress free stuff,&lt;BR&gt;&lt;BR&gt;- Tristan&lt;BR&gt;&lt;BR&gt;Tristan Emond&lt;BR&gt;Prudential Kahler REALTORS&lt;BR&gt;&lt;A href="http://www.rapidhomesonline.com/"&gt;www.rapidhomesonline.com&lt;/A&gt; </content>

		<title>Rapid City Real Estate Market Report - September 2009  (late, but here...)</title>
